Are you thinking about listing your home for sale in Coronado? Consider getting your home on the market sooner than later!!! The sales stats are already looking better than last year, but why wait for more competition as people start to list their homes during the “busy” season? I encourage my clients to list in early February while there is only 164 listings (as of February 8, 2012) compared to 265 (July 2011) in the high season. Southern California is beautiful all year and there are always potential new buyers visiting. Plus, SERIOUS, buyers don’t just STOP looking because its January. Remember, some people relocating here are coming from Canada or England, so our mild winters might seem like a tropical haven. In fact 61 homes SOLD since November 1st 2011 and there are 31 “Pending Sales” right now. One of these homes could have been YOURS if you had it listed during the Coronado “winter”. While the Holidays can be slower, there seems to be no real “down” time where homes don’t sell. In fact, home sales have increased for the last six months out of eight months showing signs of an overall recovery.

If my family or I were selling a high end home in San Diego I would definitely use Willis Allen Real Estate. (Even if I were not a Real Estate Broker associate) That being said I would list any home with them because of their commitment to their clients and their overall high standards.

A home on Ocean Blvd. just SOLD in March in only 14 days for 6.45 Million. Another home on Coronado Ave. is pending for 5.9 Million after only 4 days on the market. In fact, there have been 56 homes SOLD since January 1st and there are 28 “Pending Sales” right now. While the Holidays can be slower, there seems to be no real “down” time where homes don’t sell. In fact Homes sales have increased for the last six months out of eight months showing signs of an overall recovery.

The City of Coronado puts on a great event for young kids and teen-agers.
3:30-4:30pm Less Scary for Preschoolers (Halloween Carnival)
4:30-5:30pm Regular for Everyone and at 7pm there is a teen dance….
Halloween Carnival from 3:30-5:30pm for kids younger than 6th grade. You can purchase tickets for different events. Crafts, grub, cupcake walk, prizes and more! At 7pm, there is a teen dance and haunted house for middle school kids (6, 7 and 8th grades). Cost is $12.

I love Coronado, California…. I grew up here and have absolutely enjoyed the whole experience. Coronado is one of the most unique and beautiful beachfront cities in the world. Located just minutes from downtown San Diego, this enchanted “island” has it all – beaches, parks, numerous recreational activities, highly rated schools, top notch municipal services, a wonderful climate and an ideal location. Most people believe there are no homes under a million dollars. There are actually 49 homes in Coronado under 1M right now. It’s proven that over 87% of buyers are shopping online for homes first, before driving around to look at homes in person. Some are waiting to contact a Real Estate agent after doing their online searching. Others like to work hand in hand with a REALTOR from the start. It’s a nice blend to have the REALTOR send you homes while you do your own online searching. The Real Estate Broker often knows of homes that are not listed, but are for sale, and can email the information and pictures to clients. I also set up clients on an automatic send list. That way the minute new properties are listed, the client will receive an email with details. I personally love working with clients like this. It can help educate a client about the property values in an area and help them get a sense of what they might be able to afford or even want to spend in a certain area. And I enjoy the team effort feeling of finding a clients dream home.

Most Realtors and home owners agree that it is still a buyer’s market around the country and here locally in Coronado and San Diego. However, sales are increasing and home prices have risen in some areas in 2010. Even though the qualification process for home loans is more stringent these days, money is still being lent and interest rates remain at all time lows. If you already own your dream home it might be time to consider a second home or real estate investment in San Diego.
